L+M Development Partners (L+M) has worked with Bright Power on sustainability and energy management for several years. Our partnership allowed for Bright Power to inform L+M of a ConEd incentive program that would address building heating imbalances while also meeting their investment criteria. Committed to sustainability and resident comfort, L+M asked Bright Power to assess the opportunities for improvement at St. Lucy’s Apartments, a two-building property located in the Upper East Side of Manhattan.
Bright Power completed a targeted assessment to ensure St. Lucy’s Apartments building systems would be a good candidate for the incentive program. From our assessment, Bright Power observed other improvements that could be added to the project scope while keeping a strong cost to savings ratio and short payback period.
Bright Power got to work designing and installing the improvements so that L+M could focus on its core business: developing, building, and managing properties. The upgrades allow the heating system to operate more efficiently and vastly improve the heating imbalances that resulted in overheated apartments.
Each apartment received Thermostatic Radiator Valves (TRVs), which allows for better temperature control, reduced overall heating load, lower utility spend, and greater resident comfort. And with a new advanced boiler controller installed, the property management team can see the temperature in 25% of the units, allowing them to ensure indoor temperatures met New York City heating laws and better anticipate resident needs. And by securing no-cost aerators through another ConEd incentive program, Bright Power helped reduce water consumption at St. Lucy’s as well.
