St. Margaret’s House, located in the Financial District of Manhattan and owned by Trinity Church Wall Street, is an affordable housing building serving seniors and individuals with disabilities. Trinity Church Wall Street was interested in improving the comfort of the existing residents while lowering the building’s operating costs. As a result, they turned to Bright Power to complete a comprehensive energy audit.
Bright Power determined that St. Margaret’s House needed to replace the outdated boiler and fix the inefficient steam distribution system. Many of the residents at St. Margaret’s experienced major heating imbalances throughout the apartment units, leaving them either too hot or too cold.
Bright Power recommended a set of holistic energy improvements, which were identified in the energy audit, giving St. Margaret’s House a roadmap to address their building’s underperformance and heating distribution issues.
The improvements allow the heating system to operate more efficiently and vastly improve the heating imbalances plaguing many of the residents.
With a new boiler, zone valves, indoor temperature sensors, variable frequency drives on booster pumps, and an adjusted steam distribution system, St. Margaret’s is seeing lower operating costs and bringing comfort back to the residents.
