The Lois: Sustainable Brooklyn rental launches leasing with studio to 2-beds from $1,700/month
On the cusp of Prospect Lefferts Gardens and East Flatbush, eight-story rental The Lois has officially opened. It is the second phase of a rental complex helmed by The Hudson Companies and designed by CetraRuddy; the first phase, The Clark, opened in 2019. Together, the buildings have brought a total of more than 400 new housing units to this part of Brooklyn.
An affordable lottery for 75 units for households earning 110 to 130 percent of the area median income was announced in January 2020, and current market-rate availabilities start at $1,700/month for studios and $2,067/month for one-bedrooms. The building is currently covering moving costs up to $1,000, and there are reduced security deposit options available.
The design by CetraRuddy that touches on its historic surroundings. However, between its partnership with Bright Power and participation in the NYSERDA’s Multifamily Performance Program, its infrastructure is up to the standards of the environmentally conscious renter. Such features as energy-efficient building systems and components, high-recycled content and renewable materials, reduction and recycling of construction debris were instrumental in the building’s LEED Platinum certification.
