Intercontinental partnered with Bright Power to conduct an energy audit to create a comprehensive list of energy efficiency upgrades and opportunities for savings. Due to Intercontinental’s experience in asset management, they already had planned on replacing boilers and lighting fixtures across multiple properties in phases.
The energy audit identified all of the possible measures that could be implemented across the property. We then worked with Intercontinental to optimize the scope to pencil. Bright Power’s engineers investigated incentive program opportunities that, when paired with boiler upgrades that were already underway, would allow the full scopes to meet their capital expenditure criteria.
Bright Power’s engineers and incentive program management team worked together with the incentive program to ensure Intercontinental could implement the full scope of energy efficiency improvements and receive the maximum amount of incentives.
We added lamp and fixture replacements to the scope and recommended Intercontinental pause their already-in-progress boiler upgrade to receive incentives. Through Bright Power’s knowledge of incentive programs and productive working relationships with program managers, our incentive program management team reduced the project payback from 10 years to under 5—and with added measures that were not part of the initial scope. This saved Intercontinental $80,000 in an already allocated budget!
As part of Bright Power’s turnkey design-build process, Intercontinental was able to focus on their core business while Bright Power’s team fielded pricing for subcontractors.
