Phase 01
Pre‑Construction

Define the work, engineer it, bid it out and line up the incentives before anything is installed.

  Scope Development
  
  Bright Power collaborates with the property to create an implementation scope and an Owner’s Project Requirements (OPR) document, using a previously completed audit or a site walkthrough.
2. Step 02
  Design & Engineering
  
  Bright Power develops conceptual design documents outlining equipment specifications and preliminary drawings in preparation for the bid process.
3. Step 03
  Competitive Bid Management
  
  Bright Power serves as the quality control checkpoint and manages contract bidding on the scope of work, leveling the bids, recommending a contractor and facilitating contracting.
4. Step 04
  Incentive Application
  
  Bright Power identifies and procures all incentives applicable to the scope to offset implementation costs.
Phase 02
Construction

Represent the property on site and secure committed incentive funds.
1. Step 05
  Installation Oversight
  
  Bright Power represents the property with contractors to make sure equipment is installed to the OPR and delivers the intended performance and energy savings, through site visits and periodic progress meetings with all stakeholders.
2. Step 06
  Incentive Approval
  
  Bright Power works with the incentive program(s) to make sure the application is approved and funds are committed to the project.
Phase 03
Post‑Construction

Prove the equipment works, close out cleanly and track the savings over time.
1. Step 07
  Functional Performance Testing
  
  Bright Power conducts a thorough Functional Performance Test on all installed equipment and shares the results with the property and contractor. Any deficiencies are fixed by the contractor before the final walkthrough. If the scope triggers code commissioning requirements, Bright Power serves as the qualified Commissioning Agent.
2. Step 08
  Project Closeout
  
  Bright Power oversees the critical closeout steps, including staff training, O&M documentation and incentive payment, and issues a final report to the property.
3. Step 09
  Measurement & Verification
  
  For major equipment, Bright Power’s Measurement and Verification (M&V) service tracks how the installation project impacts the property’s energy consumption.
