Fannie Mae Green Mortgage Loan and Covered Buildings Activity Schedule

The schedule below lists activities relevant to Servicers and Borrowers in connection with both the Green Measurement and Verification Service and Covered Buildings List requirements. Each program activity listed is paired with a Servicer action item and due date. Fannie Mae or Bright Power will be responsible for delivering the program activity. Servicers should reference this resource to see upcoming action items required throughout the year.

How to Read the Activity Schedule:

The activities below are divided into five categories:

  • Measurement: Pertaining to Borrowers that have Green Measurement reporting requirements.
  • Verification: Pertaining to Borrowers that require Verification and Green Impact Inspections.
  • Compliance Report: Fannie Mae Green Mortgage Loan Portfolio status updates, including Measurement Servicer Assistance Requests and Verification status.
  • Education: Upcoming webinars and informational resources for understanding and participating in Measurement & Verification activities.
  • Covered Buildings List: Pertaining to Borrowers that are required to benchmark their Properties’ energy and water data by state or local law.

  1. Servicers send email templates to all Green Mortgage Loan Borrowers initiating annual Measurement reporting requirements. Bright Power provides list of active Green Mortgage Loans and email template to Servicers. Bright Power will begin contacting these Borrowers starting 2/1.

Measurement Fannie Mae 05/22/2023 Measurement Setup requirement reminder notification
  1. Servicers direct Borrowers to contact Bright Power within 60 days of Mortgage Loan Origination Date to Complete Measurement Setup. Fannie Mae provides Servicers with an email template in DPM to send to new Borrowers introducing the Measurement Setup requirement.

  1. Servicers send email templates notifying Borrowers of the CBL benchmarking requirements using the property list provided.

  1. Servicers use the August Compliance Report to contact Borrowers with 2023 Measurement reporting requirements who have not submitted a Measurement Property Setup Form. Servicers request those Borrowers submit their Measurement Property Setup Form to Bright Power before the 8/25 deadline.

Verification Bright Power 08/18/2023 Send Green Impact Inspection Kickoff email

Review the attached spreadsheet of properties that should expect to receive a Green Impact Inspection by Year End, and:

  1. Provide/confirm contact information for the Green Impact Inspection scheduling.
  2. Indicate if the property is ready for inspection. If the property is not ready for inspection, select the reason and write a comment if needed.
  3. Once the above is completed for the entire list, send the list to fanniemae-verification@brightpower.com.

  1. Servicers use the September Compliance Report to contact Borrowers with 2023 Measurement reporting requirements who have not submitted all Utility Data Access. Servicers request those Borrowers submit their Utility Data Access to Bright Power before Final Data Access Deadline 9/22.
