Bethany Senior Terraces: NYC’s First Modular Passive House Building

Earlier this month, the Northeast Sustainable Energy Association (NESEA) hosted a building Pro Tour of Bethany Senior Terraces—New York City’s first modular Passive House building. The 57-unit, all-electric affordable housing project is a milestone in modular construction & sustainable design. This innovative development not only prioritizes energy efficiency and reduced embodied carbon but also adopts modular building principles, setting a new standard for affordable housing in urban environments.  

Our team is proud to have been part of the project team serving as both the Phius verifier and building Commissioning provider. At the Pro-Tour, several members of the project team, including experts from Paul A. Castrucci Architects and RiseBoro Community Partnership, led in-depth small group discussions throughout different parts of the building to share more about the project’s history, goals, design, and construction strategies. The team shared their key takeaways and lessons learned from this innovative project and walked away excited to apply them to future urban affordable housing projects.
